Step 1 – Meeting and Planning

Next, we discuss the current market for the neighborhood, looking at the houses for sale and review the sales from the last several months. Taking that information, together we will strategize on the best pricing for your house. Your input is important to this process. At this meeting, we will provide you with an estimate of your closing costs and approximate net proceeds from the sale.
Step 2 – Home Staging
Staging involves preparing a home to sell by highlighting its advantages and eliminating the home’s possible sources of objection in order to aoppeal to the broadest number of buyers possible. A successful and well-executed staging can result in a quicker sale for more money than expected. US Research has shown that home staging can reduce a listing’s time on the market by half and could bring an increase of 10-15% higher selling price versus an empty home or unstaged home. Home staging is more than just decoration, un-decorating or decluttering—it’s strategic marketing.
Your house will sell for more money and faster if your home looks its best. In preparation for sale there are many things you need to do including changing your air conditioning filters, getting the air conditioning/heating system serviced by a professional, replacing light bulbs, and do general house cleaning including windows, lawn and gutters. Place personal hygiene items out of sight and have your best bath towels in the bathrooms.

Additionally, we can make arrangements for these services, if you desire that assistance.
For instance, if you need to relocate to your new city prior to your home going on the market, we are happy to work with contractors in your absence to make your desired changes. Of course, we will be in touch with you every step of the way and follow your instructions. Our goal is to be the best resource for you and to help you in any way we can. Also, should your home require repairs after the buyer’s home inspection has taken place, we will help you facilitate getting those repairs done. Step 4 – Background Materials
Marketing your Austin home begins with gathering and preparing the paperwork. Hopefully, in your files are the existing survey, previous inspection reports and an appraisal. We can used those materials in the “Home Book” to help give the potential buyers a very complete view of your home. We would like for you to create a list of improvements you have made to the house with the approximate dates listed. We will help guide you through completing the Austin Board of Realtor’s Seller’s Disclosure Statement. Any insurance claims you have made will need to be listed. Step 5 – Promotion, Promotion, Promotion

Step 6 – During the Home Marketing Process
Your home sale may occur in a few days or a few months, depending on the sales market, time of year, and target pricing strategy. We will provide you with feedback from Realtors® and potential buyers through our HomeFeedback.com system. We will list your home on ACTRIS, the Austin Multiple Listing Service and try to ensure that only qualified potential buyers see your home. We will conduct Open Houses on select weekends to attract a wide customer base. Additionally, we will host a Realtor®-only preview of your home.
Step 7 – Contract to Close
Negotiating on your behalf is our strong suit, with your approval at every step of the way for the best price, terms and conditions of the sales contract. The contract usually has a seven-to-ten day option period, during which the home inspection is done and repairs are negotiated. Title work, survey, mortgage, and insurance arrangements will then be completed. Closing will take place at a title insurance company typically within thirty days after all the contract details are completed.
